We are writing this letter to recommend Dwight Kay and his firm Kay Properties. Dwight did an excellent job finding the right properties to 1031 exchange into for us. He was always available and prompt to answer our questions or concerns which was as important to us as the actual investment (one exception, he was at a soccer game with his kids on a Saturday and asked if he could call me on Monday). In this lifetime I consider myself very fortunate to have met a Betty Friant, she was not only knowledgeable and helpful but got us all the information we would need to make a decision… She immediately made an appointment to come to the Boston area and meet my sons and I at our office and answer any and all the questions we may have and gave us a variety of DST investments myself being a hands on Real Estate Landlord the majority of my life, I have never considered this type of investment exchange. I want you to know that in our recent Kay Property DST acquisitions, your V.P. Betty Friant took the time to introduce these very concepts to us as we compared the various offerings. It really made a difference on the selections we made. We had first approached some other DST brokers who it turns out were less than forthcoming about the risks and pitfalls of questionable DST's. It was through my daughter's independent research that we learned of your company. (She has a Masters in Accountancy from Bentley). My daughter discovered red flags with some of the brokers we had been talking to in time to look for a better source. She discovered Kay Properties, also suggested as a reputable source by our Intermediary. Fortunately for us, Betty Friant and her associate Alex Madden took the time to explain the risks and rewards of DST's, and covered the very things you mentioned in your note. We are pretty careful and conservative, and we were not looking for unrealistic high income. Betty really educated us on the risks of highly leveraged properties, and this knowledge helped us to avoid them when possible, given our particular situation and goals. She also warned about sponsors who pay too much for their properties. Had we gone with one of our previous DST contacts, we would have made a bad decision now that we understand those issues. Paying unrealistic prices for properties and highly leveraging them undermines their real value, and without knowledge, higher stated returns can be misleading. We are pretty much set for now, having completed our 1031 exchange to defer capital gains taxes on our sale. Betty and Alex worked tirelessly with my family using video conferences and very detailed but easy to understand charts and spreadsheets. I recently sent Betty and Alex an email expressing our complete satisfaction and appreciation for their assistance. They helped us through a stressful and challenging time as I sold my real estate assets in Cambridge Massachusetts after the student rental market crashed. After putting my real estate assets up for sale, thanks to Betty and Alex, we were able to identify suitable DST's even before the IRSs' 45-day clock began at the closing. We also managed to achieve a well-balanced portfolio across industry and geographic sectors, something we had hoped for. I should mention that from my perspective, Betty and Alex are real experts. In 2017, I found myself selling a 100 unit multifamily building in New York City. My accountant and attorney did not have 1031 experience. Jason (Salmon) was my educator and guide to invest almost all the money in DSTs. WOW, what a difference in my life and income. We have more income, we diversified. We have had some early sales and collected a premium, then did another exchange. Without Jason I never could have dragged my 'advisors' into thinking this was a great move. With my 1031 exchange from an apartment building in Long Beach, CA into 4 DST properties Matthew took the lead. With guidance by Chay, when needed... Matthew was always very responsive and resourceful. And easily accessible! There were lots of changes with regard to what I wanted to exchange into and, due to long delays in escrow, which lasted almost 6 months, what was available when the sale closed was not at all what I had chosen early in the process. Nevertheless in the end it all worked out quite well because of all the options Matthew provided and walked me through. I am happy with the result and confident regarding the performance of my DST investments going forward. What is important for me and what became very import with my transactions is that the people at Kay Properties, especially Matthew, were always there and helping me to get where I wanted to go. I took on all the debt that I had to replace with just one DST and the rest, which was the bulk of the proceeds, was invested in three debt-free DST’s.... I think every 1031 exchange investor should listen to what they say at Kay Properties with regard to debt-free DST’s. I love being debt free on 3 DST’s and glad that on the fourth one the loan is non-recourse. I think, at least for me, the outcome of doing my 1031 exchange into four DST’s with Kay Properties and Matthew as my main contact person and guide, is far superior to having exchanged into one NNN property, which I would have done had I not found Kay Properties. I have worked with Jason for almost 5 years now. I have worked in CRE for my entire career in NYC. I am so thrilled with the due diligence they do on all deals and many do not stand up to Kay qualifications for their clients. I am in multiple DSTs thru them and everyone has performed as expected or better. I truly believe this is a product of the due diligence. …I’m very happy with the 4 investments I’ve made, with Betty’s help, for a number of reasons…. Of course, I paid no taxes on the transaction, thanks to the 1031. They are all deferred. At 15% capital gains tax rate, I have deferred AT LEAST $39,000! Possibly more here in tax hell Maryland, and of course, the 3.8% Obamacare tax was still in effect at the time of the sale.
